Emergency Underground Leak Investigation in Belmont, CA

Recently, we were called out for an urgent underground leak investigation at an HOA property in Belmont, CA. This situation required prompt attention to prevent further damage and ensure minimal disruption to the residents.

The Call for Help

We received an urgent request from a well-known Bay Area HOA manager. She informed us of a suspected underground leak and requested that a technician be sent to assess the situation. Our Senior Plumber was dispatched to the site after hours to investigate and handle the issue.

The Situation Onsite

Upon arriving at the property, our plumber located an area in the landscape across from the riser that appeared unusually damp—an indication of a potential domestic water leak. As part of the assessment, our plumbing technician performed a pressure test with air using the hose bib, and sure enough, bubbles began to surface from beneath the slab. This confirmed the presence of an underground leak, likely around the bottom of the riser.

Repair Plan

Due to the location of the leak, the repair process will involve breaking up the concrete and excavating the area to fully expose the damaged pipe. The work will require shutting off the water supply to the affected units. To ensure the residents are informed and prepared, we will coordinating with the community manager to post notices for the upcoming water shutoff and contacted Santa Clara Water to schedule the service interruption.

Additional Requests from Neighboring Units

While on site, the resident of neighboring unit expressed concern about her own riser, which was made of galvanized pipe. Given the extensive work required to excavate the area around the unit, she requested a bid to replace her riser with copper piping to prevent future leaks. Since we were already planning to break up the concrete, this proactive approach would save her from potential plumbing issues down the road and avoid the need for further excavation later.

Next Steps

Once the leak was identified, we will schedule follow-up visit to complete the repair. This will involve:

  • Breaking up the concrete slab around the riser to expose the leak.
  • Repairing the damaged pipe and replacing sections as needed.
  • Completing any additional work requested by the neighboring unit, including the potential upgrade to copper piping.
  • Coordinating with local water authorities and residents to ensure a smooth water shutoff and restart.
