Drain and sewer jetting for commercial properties

Commercial Hydro Jetting in San Jose, CA

Commercial hydro jetting uses high-pressure water to clear grease, scale, roots and sludge from kitchen lines, shared sewer laterals and storm drains, with a camera check before and after. Scheduled jetting, every few months for busy kitchens and often once a year for apartment buildings, keeps lines open between emergencies.

Why Jetting Beats Repeat Snaking

  • Cleans the whole pipe wall

A cable punches a hole through a clog; jetting removes the buildup, so lines stay open longer.

  • Fewer night calls

Scheduled jetting replaces emergency backups with planned visits.

  • Evidence for decisions

Camera footage shows when a line needs repair rather than more cleaning.

  • Work around operations

Restaurant and retail lines jetted before opening or after closing.

How Commercial Jetting Works

  1. Assess

We review the line, the access points and the problem history.

  2. Camera first

A camera checks the pipe is sound enough to jet.

  3. Jet

Pressure and nozzle matched to the pipe and the buildup.

  4. Verify

A second camera pass confirms the line is clean.

  5. Schedule

We recommend an interval based on what we found.

What Managers and Associations Say

  • CPI has again done a top-rate job of storm season preparation for our complex, video inspections and hydrojetting all the drain lines and sewer lines too. They work hard and efficiently. Especially appreciated their extra effort to finish up before the Thanksgiving holiday with all the friends and family gatherings— Luis took a moment as he was finishing up and gathering up his equipment to say all looked good with a sewer line that had been questionable and that we should be good now for all those big holiday get-togethers.

    Lucinda C.Yelp review

  • Our HOA manager recommended CPI when our toilet overflowed on a Saturday evening in July. They picked up the phone at 8:30pm on a Saturday night. One of their plumbers showed up 30 minutes later. He quickly determined that the clog was a bigger issue further down the sewer line which required a professional hydro jetting cleaning to resolve. After checking with the HOA manager, CPI sent a jetter machine and another plumber within half an hour. Their crew worked until 11:30pm to clear the clog. We were so happy that we could use the bathroom again! CPI was responsive, communicated well, worked fast, and resolved the issue during off-hours. We will definitely call them again.

  • Met with Alex Hamilton, the owner, and 2 of his employees (Luis and Zion). They are all professional, friendly, competent and punctual. After a complimentary inspection with their camera/video system, it was recommended to “jet” the lines to clear the roots. The camera in combination with the jet enabled Luis and Zion to meticulously clean the 70-year-old drain pipes.

Commercial Jetting in San Jose: What to Plan For

  • The FOG program

Food service businesses fall under San José's fats, oils and grease (FOG) program, which covers grease control devices and their maintenance records. Jetting kitchen lines complements interceptor pumping.

  • Root-prone laterals

Clay laterals from the 1950s to the 1970s under mature trees grow roots back; jetting on a schedule keeps them open until the line is lined or replaced.

  • Before the rainy season

Storm drains and catch basins cleaned in the fall prevent flooded parking lots and lobbies.

  • Setting the interval

Busy kitchens may need jetting every few months; many residential buildings once a year. We set the interval from what the camera shows.

Jetting Programs for Commercial Properties

Restaurants and food service. Grease solidifies in the line between the kitchen and the interceptor, and again downstream. Jetting removes it from the pipe walls; snaking only opens a path through it. Pair scheduled jetting with interceptor pumping, and keep the maintenance records the City’s FOG program asks for.

Apartment buildings and HOAs. Shared laterals collect grease, wipes and roots from every unit, and in San José the owner, not the City, maintains the lateral up to the main. A camera inspection sets the baseline; annual jetting, or more often for root-prone lines, prevents most backups in ground-floor units.

Parking lots and garages. Catch basins and area drains fill with silt and leaves. Cleaning them before the first big storm prevents ponding, slip hazards and water entering buildings.

When cleaning isn’t enough. If roots come back within months, or the camera shows cracks, offsets or sags, more jetting only buys time. That’s when commercial sewer repair or trenchless lining is the better spend.

Outside San Jose. We run jetting programs for restaurants and managed buildings in Sunnyvale, Santa Clara and Campbell too; see the service area page for every city.

Commercial Hydro Jetting FAQs

How often should a restaurant jet its kitchen lines?

It depends on volume and menu. Busy kitchens often need it every few months, others once or twice a year. We set the interval from camera findings.

Is jetting safe for old sewer pipe?

In sound pipe, yes; we match pressure and nozzles to the pipe and camera-inspect first. Cracked or collapsed pipe needs repair rather than jetting.

How is this work priced?

Service and repair work is priced at a flat rate or on an hourly basis. Larger projects are custom quoted after we see the site. Emergency and after-hours work is priced separately.

Can you jet after hours?

Yes. We schedule commercial jetting before opening, after closing or at night when needed.

Do you clean storm drains and catch basins?

Yes, including parking lot catch basins, area drains and storm lines.
