Furnace Tune-Up Services We Offer in San Jose

Every tune-up covers four areas of a gas furnace. Electric furnaces and heat pumps get the checks that apply to them.

  • Burners and ignition

Burners, flame sensor and igniter cleaned or tested, and the flame checked, so the furnace lights on the first try and stays lit.

  • Heat exchanger and venting

The heat exchanger inspected for cracks, and the flue, vent connector and condensate drain checked so combustion gases leave the house.

  • Safety controls and gas

Limit, rollout and pressure switches tested, gas connections checked for leaks and gas pressure measured.

  • Airflow, blower and thermostat

Filter, blower and temperature rise checked, and the thermostat tested, so warm air reaches every room.

Signs Your Furnace Is Due for a Tune-Up

Once a year, in the fall, is the rule. Call sooner if you notice any of these.

  • No service in over a year

Dust settles on burners and flame sensors over the long off-season.

  • It clicks but takes several tries to light

Often a dirty flame sensor or a weak igniter. See furnace not igniting.

  • Short cycling

Turning on and off quickly can point to overheating, a clogged filter or a flame sensor problem.

  • Yellow flames or soot

Poor combustion that needs attention right away.

  • Higher gas bills

A furnace that runs longer to heat the same house is losing efficiency.

  • New noises

Squealing, rattling or a loud boom at ignition.

A furnace tune-up is yearly maintenance that cleans and tests the parts that light, burn and vent the gas, so the furnace heats reliably all winter and runs safely. The U.S. Department of Energy advises professional maintenance every year, and ENERGY STAR suggests doing heating systems in the fall. CPI Service tunes up furnaces in San Jose and the South Bay, quoted as a fixed price before we start. Call (408) 978-3093.

What’s on Our Furnace Tune-Up Checklist

Burners and ignition

A furnace that lights cleanly and stays lit starts here. Dust on the burners and a coated flame sensor are behind many no-heat calls on the first cold night. See how a flame sensor is cleaned.

  • Inspect and clean the burners
  • Clean the flame sensor and check its signal
  • Test the hot surface igniter or pilot
  • Check the flame for a steady, blue burn

Heat exchanger and venting

These parts keep combustion gases out of your home’s air.

  • Inspect the heat exchanger for cracks and corrosion
  • Check the flue and vent connector for gaps, blockages and proper slope
  • Check the inducer motor and draft
  • On high-efficiency furnaces, clear the condensate drain and trap

Safety controls and gas

  • Test the high-limit, rollout and pressure switches
  • Check gas connections for leaks
  • Measure gas pressure at the furnace
  • Make sure the furnace shuts down safely when it should

Airflow, blower and thermostat

  • Check, clean or replace the air filter
  • Inspect the blower wheel and motor
  • Measure temperature rise across the furnace
  • Test the thermostat and its heat settings

Tune-Ups and Service Plans

A service plan takes care of the yearly visit for you. The Gold HVAC plan ($15.99 a month) and the Platinum plan include annual HVAC maintenance for one system, priority scheduling, a waived diagnostic fee and a loyalty discount. Platinum members also get 20% off HVAC repairs done during the maintenance appointment. Plan visits are scheduled off-season (outside June to August and October to November), so a plan furnace visit falls in September or from December on. Read more in what an HVAC maintenance plan covers.

Between Tune-Ups

  • Check the filter monthly while the heat is on, and replace it when it looks dirty.
  • Keep storage, paint and cleaning products away from the furnace.
  • Keep supply and return vents open and unblocked.
  • Keep working carbon monoxide alarms in the home, and test them as the maker recommends.
  • If you smell gas, leave the house and call PG&E or 911 from outside. For a furnace that won’t light or keeps shutting off, see furnace repair.

How Much Does a Furnace Tune-Up Cost in San Jose?

A furnace tune-up in San Jose is quoted as a fixed price before we start. If a part fails its test, we price the repair before doing it; common ones are below. Annual HVAC maintenance is included with our Gold HVAC and Platinum service plans.

Typical furnace tune-up prices in San Jose, installed, in US dollars. Checked October 2026.
ServiceTypical San Jose price (USD)
Furnace tune-up, one system$100–$200
Flame sensor, if it fails the test$150–$350
Igniter, if it fails the test$200–$450
Pressure switch, if it fails the test$250–$500
Inspection feeWaived for service plan members$59

What affects the price

  • Furnace type. Standard and high-efficiency (condensing) furnaces have different parts to check; condensing models add a condensate drain.
  • Number of systems. Homes with two furnaces can have both done on one visit.
  • Location. Attic and crawlspace furnaces take longer than one in a closet or garage.
  • Condition. A furnace that hasn't been serviced in years may need more cleaning.
  • Repairs found. Sensors, igniters, switches and motors are priced as repairs, and we ask before doing them.

Most repairs are quoted as a fixed price before we start. Ranges are typical for San Jose and the South Bay and don't include current specials.

Furnace Tune-Ups in San Jose

What matters for keeping a South Bay furnace in shape.

  • Schedule in early fall

ENERGY STAR advises checking heating systems in the fall, before contractors get busy. Mild San Jose winters still have cold nights when a furnace that won't light is a real problem.

  • Service plan timing

Plan maintenance is scheduled off-season, outside June to August and October to November. For a furnace, that means September, or December onward.

  • Attic furnaces

Many ranch homes have the furnace in the attic, where a clogged filter or condensate line shows up as overheating or a leak.

  • The Air District rule

Under Rule 9-4, furnaces manufactured after January 1, 2029 must be zero NOx. A working furnace never has to come out early. See our zero-NOx rules guide.

  • Heat pumps and rebates

If your furnace is old, a tune-up is a good time to price a heat pump. San José Clean Energy's EcoHome Rebate covers qualifying systems.

Furnace Tune-Up FAQs

What is a furnace tune-up?

Annual maintenance for your furnace: we clean and test the burners and ignition, inspect the heat exchanger and venting, test the safety controls and check airflow, so it heats reliably and burns safely.

What does a furnace tune-up include?

Checking or replacing the filter, cleaning the burners and flame sensor, testing the igniter, inspecting the heat exchanger for cracks, checking the flue and vent, testing the limit, rollout and pressure switches, checking gas connections and gas pressure, measuring temperature rise and testing the thermostat.

How much does a furnace tune-up cost in San Jose?

We quote it as a fixed price before we start. Parts that fail testing are priced separately before any work: typically $150 to $350 for a flame sensor and $200 to $450 for an igniter.

How often should a furnace be serviced?

Once a year. The U.S. Department of Energy advises professional maintenance for your furnace or heat pump every year, and ENERGY STAR suggests doing heating in the fall.

Does a service plan include the furnace tune-up?

Yes. Our Gold HVAC and Platinum service plans include annual HVAC maintenance for one system, scheduled off-season (outside June to August and October to November). More systems can be added during the appointment for a small fee.

Does a tune-up check for carbon monoxide?

We check combustion and venting, which is where carbon monoxide problems start, and inspect the heat exchanger for cracks. Keep working carbon monoxide alarms in the home too. If an alarm sounds, get everyone outside and call 911.

What can I do between tune-ups?

Check the filter monthly during heating season and replace it when it's dirty, keep the area around the furnace clear, and keep supply and return vents open. Leave the gas parts to a technician.
