  • Illustration of a plumbing crew feeding a pipe liner into a sewer access in an office parking lot, surrounded by traffic cones

120 feet of trenchless sewer lining

A camera inspection found sections of a commercial sewer line that had rotted through. With traffic control in place, the crew installed 120 linear feet of cured-in-place lining instead of digging, and a final camera inspection confirmed the line.

What Managers and Associations Say

  • Our HOA manager recommended CPI when our toilet overflowed on a Saturday evening in July. They picked up the phone at 8:30pm on a Saturday night. One of their plumbers showed up 30 minutes later. He quickly determined that the clog was a bigger issue further down the sewer line which required a professional hydro jetting cleaning to resolve. After checking with the HOA manager, CPI sent a jetter machine and another plumber within half an hour. Their crew worked until 11:30pm to clear the clog. We were so happy that we could use the bathroom again! CPI was responsive, communicated well, worked fast, and resolved the issue during off-hours. We will definitely call them again.

    Hattie C.Yelp review

  • CPI has again done a top-rate job of storm season preparation for our complex, video inspections and hydrojetting all the drain lines and sewer lines too. They work hard and efficiently. Especially appreciated their extra effort to finish up before the Thanksgiving holiday with all the friends and family gatherings— Luis took a moment as he was finishing up and gathering up his equipment to say all looked good with a sewer line that had been questionable and that we should be good now for all those big holiday get-togethers.

    Lucinda C.Yelp review

  • The CPI plumbers that performed the necessary work to clean/clear out my sewer line did an excellent job, were polite, on time, answered all my questions, cleaned up and were very professional. Even the customer service reps that I spoke on the phone with were very helpful, patient and polite. Overall, an outstanding company and would highly recommend.

Commercial Sewer Lines in San Jose: What to Plan For

  • Who owns the lateral

In San José, owners are responsible for the lateral from the building to the City main. Once an approved wye cleanout is installed at the property line, City crews repair the section from that cleanout to the main.

  • Clay and cast iron

Buildings from the 1950s to the 1970s often have clay or cast-iron sewers; roots enter clay joints and cast iron corrodes from the inside.

  • Permits and street work

Sewer replacement needs a City plumbing permit and inspection; work in the sidewalk or street needs City approval and traffic control.

  • Reserve planning

Camera footage gives HOAs and owners a realistic timeline and budget for future replacement.

Repair, Line or Replace?

The right fix depends on what the camera shows:

  • A single break, offset joint or root entry in otherwise sound pipe: a spot repair, by excavation or a short sectional liner.
  • Cracks, corrosion and root entries along the line, but pipe that still holds its shape: cured-in-place lining renews the whole run without trenching.
  • Badly damaged pipe with a clear path: pipe bursting pulls a new pipe through the old one.
  • Collapsed sections or severe sags: excavation for those sections, sometimes combined with lining for the rest.

Planning Sewer Work in Occupied Buildings

Sewer work means some time without drains. We plan it with you: tenant notices, the time window, which units are affected, and what residents can and can’t use. For restaurants and businesses we schedule around service hours. Where the work reaches the street or sidewalk, the permit process and traffic control add lead time, so it pays to start planning when the camera first shows trouble rather than after the line fails.

Keeping Laterals Healthy

Root-prone and grease-prone lines benefit from scheduled cleaning and periodic camera inspections. Adding a cleanout at the property line makes every future service faster and, in San José, is what allows City crews to take responsibility for the section beyond it.

Outside San Jose, we repair commercial laterals in Milpitas, Morgan Hill and Santa Clara, among other cities on our service area page. Each city sets its own lateral and permit rules, so we check them before quoting.

Commercial Sewer Repair FAQs

How do I know if the problem is the building sewer or the City main?

A camera inspection shows where the blockage or break is. If sewage comes from a City cleanout or neighboring properties back up at once, call the City's 24/7 sewer line at (408) 794-1900.

Can the sewer be repaired without digging up the parking lot?

Often, yes. Cured-in-place lining and pipe bursting work through small access points. A collapsed section may still need a short excavation.

How is this work priced?

Service and repair work is priced at a flat rate or on an hourly basis. Larger projects are custom quoted after we see the site. Emergency and after-hours work is priced separately.

How long will the sewer be out of service?

It depends on the method and length. Many repairs take the line out of service for hours rather than days; we plan the timing with you and your tenants.

Can you provide footage for the board or owners?

Yes. We show the footage on site and provide a written summary of findings and options.
