What Managers and Associations Say

  • CPI and Alex were extremely helpful when our local church’s water heater kept malfunctioning and needed replacing. From the initial diagnosis, explanation and recommendation of replacement, we always felt that our needs were being tailored to. Not only were they extremely kind, knowledgeable and professional, but they also were diligent and efficient during their time.

We’re truly grateful for their excellent work and would highly recommend CPI to anyone in need of plumbing or heating services, especially for those in larger community buildings like churches like ours.

  • Antonio did an excellent job fixing the water heater room noise issue. He took the time to properly diagnose the root cause instead of just treating the symptoms, which I really appreciated.

He went through multiple steps to resolve it, including draining and cleaning the water heater and adding vibration pads between the water pipes and the wall to reduce the noise transmission.

He was professional, thorough, and clearly knows what he’s doing. Highly recommend Antonio if you’re dealing with similar issues.

  • Great, reliable, and timely service at a reasonable price. I shopped around quite a bit before landing on CPI. Their rates were competitive, they responded promptly, and their plumber fixed a few issues quickly and without much fuss. I’ll definitely be calling them again the next time we have issues!

Commercial Water Heating: What to Plan For

  • Peak demand

Apartment buildings peak in the morning; kitchens at service times. Sizing balances storage with recovery so the peak never runs the system cold.

  • Temperature and safety

Storing water hotter reduces bacteria growth; thermostatic mixing valves then deliver safe temperatures at fixtures.

  • Permits and bracing

Replacements need a permit and inspection, and California requires water heaters to be braced against earthquakes.

  • Air District rules

Bay Area Air District rules are phasing in zero-emission standards for gas water heaters; check the timing for your equipment size before choosing a replacement.

Choosing a Commercial Water Heating System

Storage tanks and multi-heater banks. Several high-input tanks piped together share the load and keep hot water available if one unit needs service. This is the most common setup in apartment buildings.

Tankless arrays. Multiple tankless units staged together deliver continuous hot water for steady loads. They need adequate gas supply and venting, and regular descaling with South Bay water.

Heat pump systems. Commercial heat pump water heaters cost less to run and avoid combustion, but need electrical capacity, space and careful sizing for recovery.

Recirculation and Temperature Control

In larger buildings, water cools in the pipes between uses. A recirculation loop keeps hot water moving so far units don’t wait, and a thermostatic mixing valve lets the storage temperature stay high while fixtures get water at a safe temperature. Kitchens may need higher temperatures at specific equipment, which we plan into the design.

Planning a Replacement

Water heaters give warning: rust at fittings, rising sediment noise, leaks at the base, and more frequent repairs. Replacing a bank on your schedule, with notices to residents and a short switch-over, beats an emergency replacement on a winter morning. In San José, a like-for-like gas tank replacement in a commercial or multifamily building can be permitted online, while a different type of heater or a new location needs plans and the City’s standard plan review; planning ahead leaves time for that. See our blog post on a commercial water heater installation in San Jose.

Outside San Jose, we install and service commercial water heaters in Campbell, Cupertino and Milpitas, and in the other cities on our service area page.

Commercial Water Heaters FAQs

How do you size a commercial water heater?

From peak demand: the number of fixtures, units or seats, when they're used, and the temperature needed. We balance storage capacity with recovery rate so peak hours don't run out.

Tank, tankless or heat pump?

Large tanks and multi-heater banks suit most apartment buildings; tankless arrays suit some restaurants and offices; heat pump systems are an option where electrical capacity allows. We compare them for your building.

How is this work priced?

Service and repair work is priced at a flat rate or on an hourly basis. Larger projects are custom quoted after we see the site. Emergency and after-hours work is priced separately.

How long will residents be without hot water during a replacement?

We plan the switch-over to keep downtime short, usually within a single working day, and coordinate notices with you.

Do you service church and nonprofit water heaters?

Yes, including larger community buildings.
