Burst Pipe Services in San Jose

We handle the emergency and the permanent fix, from a split pipe under a sink to a broken main water line under the driveway.

  • Emergency response, 24/7

Call any time, day or night. We talk you through shutting off the water, then send a plumber to stop the leak and make the home safe.

  • Burst and split pipe repair

Copper, galvanized, PEX, CPVC and polybutylene pipe repaired with the right fittings, not a temporary clamp left in the wall.

  • Leaks in ceilings and walls

Water coming through a ceiling or wall? We open the smallest area we can, repair the pipe and leave it ready for drywall.

  • Main water line breaks

Water bubbling up in the yard or a sudden drop in pressure can mean a broken service line. We repair or replace the water line.

  • Pipes under the slab

Hot spots on the floor or the sound of running water point to a slab leak. We locate it and repair, reroute or repipe. See slab leak repair.

  • Shutoff valve replacement

A main shutoff that won't close turns a small leak into a flood. We replace seized main and fixture shutoff valves.

Signs of a Burst or Leaking Pipe

Not every burst pipe sprays water. Hidden breaks show up as these signs; the sooner you shut off the water, the less damage there is.

  • Water on the floor or through the ceiling

Puddles, dripping light fixtures or a bulging, stained ceiling mean water is collecting somewhere above.

  • Sudden drop in water pressure

Weak flow at every faucet, especially with the sound of running water, often means water is escaping before it reaches the fixtures.

  • Water meter moving with everything off

Turn off all fixtures and watch the meter. If it still moves, there's a leak somewhere on your side of the meter.

  • Wet spots in the yard or driveway

Soggy ground, water seeping through a driveway crack or an unusually green strip of lawn can mark a broken service line.

  • Banging pipes or rusty water

Water hammer and discolored water point to stressed, corroded pipe, often old galvanized steel, that's likely to fail.

  • A spike on the water bill

A bill much higher than the same month last year, with no change in use, is often the first clue to a hidden leak.

What Causes a Pipe to Burst?

A pipe bursts when the pressure inside is more than the pipe wall can hold. In the Bay Area that’s rarely ice. Far more often, the wall has thinned from years of corrosion, a fitting has worked loose, or high water pressure keeps hammering an old joint until it splits. Buried pipe can also crack when the soil shifts or roots press against it.

The result ranges from a fine spray behind a wall to a full break that floods a room. Both need fast action: even a small hidden leak soaks framing and insulation and can lead to mold within a few days.

What to Do Right Away

  1. Shut off the water at the main valve. If you can’t find it or it won’t turn, call us; we’ll help on the phone.
  2. Protect people and power. Stay away from water near outlets, appliances or the electrical panel. Turn off the breaker for flooded areas only if you can reach the panel safely.
  3. Turn off the water heater (gas to “pilot” or power off) if the leak is near it or you’ve drained the lines.
  4. Open a faucet at the lowest point of the house to drain the remaining water and relieve pressure.
  5. Move belongings and start drying. Take photos for your insurance before you clean up.

Repair, Reroute or Repipe?

For a single break in otherwise sound pipe, we cut out the damaged section and replace it with new pipe and proper fittings. When a pipe runs under a slab or through a finished space, rerouting it through the attic or walls can cost less and cause less disruption than digging. If your home has aging galvanized or polybutylene pipe and this isn’t the first leak, a whole-house repipe is often the better investment; we’ll explain the options and prices before you decide.

Preventing the Next Burst Pipe

  • Check your water pressure. We can test it in minutes; above about 80 psi, a pressure regulator protects every pipe and appliance.
  • Know your pipes. Galvanized and polybutylene pipe is near the end of its life in many South Bay homes.
  • Exercise your shutoff valves once a year so they turn when you need them.
  • Insulate exposed pipes in attics, garages and crawlspaces before winter.
  • Watch the water bill and meter for signs of a hidden leak.

How Much Does Burst Pipe Repair Cost in San Jose?

The price depends on where the pipe broke and how much has to be opened to reach it. A repair under a sink is quick; a break inside a wall, ceiling or slab takes longer. We give you a fixed price before the repair starts.

Typical burst pipe repair prices in San Jose, installed, in US dollars. Checked October 2026.
ServiceTypical San Jose price (USD)
Flat-rate pricingTypically based on $150–$250 per hour, plus parts and drive time
After-hours flat-rate pricingTypically based on $200–$300 per hour, plus parts and drive time, with a minimum charge
Finding a hidden leak$150–$600
Leak detection, all jobs$150–$1,500
Inspection feeWaived for service plan members$59

What affects the price

  • Where the pipe is. Exposed pipe under a sink or in the garage costs less to repair than pipe inside a finished wall, ceiling or slab.
  • Pipe material and age. Old galvanized or polybutylene pipe may need a longer section replaced, or a repipe.
  • Finding the leak. Hidden breaks need acoustic, thermal or pressure testing first.
  • Timing. Nights, weekends and holidays are billed at emergency rates.
  • Drywall and flooring. We repair the plumbing; wall, ceiling and floor repair is separate.

Most repairs are quoted as a fixed price before we start. Ranges are typical for San Jose and the South Bay and don't include current specials.

  4. Fixed price

You get a written price for the repair before we start, with options if the pipe should be replaced rather than patched.

  5. Permanent repair

We replace the damaged pipe with proper fittings, restore the water and pressure-test the line.

We point out any other weak spots we saw and give you photos and notes for your insurance claim.

Burst Pipes in San Jose Homes

San Jose rarely freezes, so most burst pipes here aren't caused by cold. They come from age, pressure and ground movement, and the causes follow the city's housing stock.

  • Galvanized pipe in older homes

Many homes built before the 1970s still have galvanized steel water pipe. It corrodes from the inside and eventually splits, often at threaded joints.

  • Polybutylene in 1980s and 1990s homes

Some South Bay homes from that era were plumbed with gray polybutylene pipe, which is known to fail at fittings. If you have it, plan a repipe.

  • Slab foundations

Many San Jose ranch homes sit on concrete slabs with copper lines underneath. Pinhole leaks and breaks under the slab are a common call for us.

  • High water pressure

Pressure above about 80 psi strains pipes and fittings. A failed or missing pressure regulator is a frequent cause of repeated leaks.

  • Soil and ground movement

Expansive clay soils and tree roots shift buried service lines over time, cracking older pipe between the meter and the house.

  • Rare cold snaps

On the few frosty nights a year, exposed pipes in attics, garages and on exterior walls can freeze. Insulate them and know where your shutoff is.

Burst Pipe Repair FAQs

What should I do first when a pipe bursts?

Shut off the main water valve, turn off the water heater if the leak is near it, and keep people away from water near outlets or electrical panels. Then call a plumber. Move valuables and start removing standing water if it's safe.

Where is my main water shutoff?

In most San Jose homes it's on the water line where it enters the house, often on an exterior wall near the front hose bib, or in the garage. There's also a curb valve in the meter box near the street, which the water company may ask you to leave to them.

Do you offer 24/7 burst pipe repair?

Yes. Call (408) 978-3093 any time; after hours the call goes to our emergency service. After-hours work is billed at emergency rates, which we confirm before starting.

Should I patch the pipe or replace it?

A single break in sound pipe can be repaired. If the pipe is old galvanized steel or polybutylene, or you've had several leaks, replacing that run or repiping usually costs less over time.

Does homeowners insurance cover a burst pipe?

Many policies cover sudden water damage but not the cost to fix a pipe that failed from wear or a long, slow leak. Check your policy; we provide photos and notes for your claim.

Why do pipes burst in San Jose if it doesn't freeze?

Most breaks here come from corrosion in older pipe, high water pressure, failed fittings and ground movement. Freezing is a factor only on rare cold nights for exposed pipe.
