Who We Work With

Commercial Service Plumbing

The calls property managers make most, handled on the first visit whenever parts allow.

  • Restroom fixtures

Flushometer valves, sensor faucets, urinals, toilets and lavatories repaired or replaced, including vandal-resistant and water-saving models.

  • Shutoff and isolation valves

Seized building, riser and fixture shutoffs replaced, so one repair doesn't shut down a whole building.

  • Pressure regulators and water hammer

Failed pressure-reducing valves, expansion tanks and water hammer arrestors that cause leaks, noise and fixture damage.

  • Drain stoppages

Unit, restroom, kitchen and floor drains cleared, with a camera check on lines that keep clogging.

  • Tenant-unit repairs

Faucets, toilets, disposals, water heaters and leaks in occupied units, with tenant scheduling handled.

  • Drinking fountains and break rooms

Bottle fillers, drinking fountains, ice-machine and coffee-maker water lines and break-room sinks.

What Managers Get With Every Call

  • A diagnosis, not a guess

The technician finds the cause and records it, with photos or camera footage where it helps.

  • Approval before work

Service work at a flat rate or hourly; anything larger is quoted for your approval.

  • Stocked trucks

Common valves, cartridges and flush parts on board, so most repairs finish on the first visit.

  • Records for owners

A summary of each call that you can pass to owners or the board.

How a Service Call Works

  1. Work order

Send the property, unit, problem and access details by phone, email or the form.

  2. Scheduling

We schedule by urgency and coordinate access with you or the tenant.

  3. Diagnosis

We find the cause, check the shutoffs and note anything else at risk.

  4. Repair

Approved work completed, area cleaned, water restored and tested.

  5. Report

A summary of what was done and any recommendations.

What Managers and Associations Say

  • We had a leak from the ceiling inside our condo. CPI was recommended by our HOA management company because they successfully completed several other jobs in our complex. Scheduling the appointment was easy and we were able to get a same-day appointment. Danny from Consolidated came out to do a leak investigation and was able to replace a leaking fitting during the same appointment. We had a very good experience with CPI and are glad our HOA recommended them.

  • Today we had a major underground hot water leak that affected 8 units. Daniel came out and used his experience to find and isolate the issue by installing ball valves on the manifold allowing us to have water. Very happy with the service. Way to go Daniel and way to go CPI!!!!!!

  • CPI Service was sent to my home by my condominium association. They agreed to a very early morning appointment and the gentleman arrived exactly on time. He went through the problem very methodically to see where the problem was. Something that no one else could figure out was taken care of in half an hour. I would very definitely recommend them.

Plumbing Issues Managers Should Plan For

Small problems in shared buildings get expensive when they're left alone.

  • Seized shutoff valves

Valves that haven't been turned in years often fail when you need them. Exercising and replacing them turns a building-wide shutdown into a single-unit repair.

  • Running and leaking fixtures

A running toilet or dripping valve in one unit adds up across a building; quarterly walk-throughs catch them early.

  • High water pressure

Pressure above about 80 psi strains fixtures, water heaters and appliance hoses; the plumbing code calls for a regulator above that.

  • Tenant-caused clogs

Wipes and grease are the top causes of unit and stack clogs; move-in notes for tenants reduce repeat calls.

This page covers everyday repair calls. For sewer, repiping, water heater and other larger projects, or a single contractor for all of your buildings’ plumbing, see our commercial plumbing services overview.

A Practical Guide to Service Plumbing in Managed Buildings

Know your shutoffs. The plumbing code requires a main shutoff valve for the building and a shutoff at each fixture, and every building should have a current map of its main shutoff, riser or branch valves and each unit’s shutoffs. During a service call we can tag valves and note any that don’t close fully, so the next leak can be isolated without shutting off the whole building.

Watch the water bill. A sudden rise usually means a running toilet, a dripping fixture or a hidden leak. In buildings with a single meter, comparing month-to-month use is the cheapest leak detector you have; see commercial leak detection when the cause isn’t obvious.

Standardize fixtures. Using the same faucet cartridges, flush valves and toilet parts across units lets us stock the right parts and finish more repairs on the first visit.

Plan replacements, don’t wait for failures. Water heaters, pressure regulators and shutoff valves have predictable lifespans. Replacing them on a schedule, ideally under a maintenance plan, is cheaper than emergency calls and water damage.

Outside San Jose. We take the same service calls in Santa Clara, Campbell and Sunnyvale; see the service area page for the rest.
