Slab Leak Services in San Jose

Detection, repair and prevention for homes and buildings on concrete slabs.

  • Slab leak detection

Acoustic listening, thermal imaging and line-by-line pressure tests locate the leak under the concrete, usually to within inches.

  • Direct (spot) repair

We open a small section of floor over the leak, repair the pipe, and close the slab for flooring.

  • Line reroute

Abandon the leaking line under the slab and run new PEX or copper through the walls or attic, often with no concrete work at all.

  • Whole-house repipe

When under-slab lines have leaked more than once, a repipe replaces them all.

  • Hot water line leaks

The most common slab leak: expansion and contraction wear copper hot lines against the concrete.

  • Insurance documentation

Photos, test results and repair notes for your claim.

Signs of a Slab Leak

Slab leaks hide under the floor, so they show up indirectly.

  • Warm or hot spots on the floor

A hot water line leaking under the slab warms the floor above it.

  • Sound of running water

Hissing or running water when every fixture is off.

  • Meter moving with water off

The water meter's leak indicator keeps turning.

  • A rising water bill

Higher bills with no change in use.

  • Damp carpet or warped flooring

Moisture, mildew smells or cupped wood near the baseboards.

  • Low pressure or a water heater that keeps running

A hot water leak makes the heater run constantly and lowers pressure.

This page covers leaks under a concrete slab and the ways to fix them. For leaks in walls, ceilings, yards or gas lines, see leak detection.

What Causes Slab Leaks?

Water lines under a slab sit in concrete and soil for decades. Hot water lines expand and contract every time they heat up, rubbing against concrete, gravel or each other until a pinhole wears through. Corrosion from water chemistry, high water pressure, soil movement and occasional construction defects, like a kinked or nicked pipe, do the rest. That’s why slab leaks show up most in older homes and most often on the hot side.

Spot Repair, Reroute or Repipe?

Option What it involves Best when
Spot repair Open the floor over the leak and repair the pipe One leak, pipe in good condition, easy floor access
Reroute Abandon the line and run new pipe through walls or attic Leak under finished floors, or the line has leaked before
Repipe Replace the home’s water lines Several leaks, aging copper or galvanized pipe

We’ll show you where the leak is and price each option that fits. Many San Jose homeowners choose a reroute: it avoids breaking concrete and leaves the old line out of service for good.

After a Slab Leak

Have wet flooring and baseboards dried promptly; carpet pad and wood floors trap moisture. Keep an eye on the water meter for a few weeks to confirm there are no other leaks, and consider a pressure regulator if your pressure is high. If this is your second slab leak, ask us about repiping before the next one.

How Much Does Slab Leak Repair Cost in San Jose?

Finding the leak typically costs $150 to $1,500, depending on the house and the number of lines to test. The repair depends on the method; if the house needs a full repipe, a typical home runs $8,000 to $18,000. We give you a written price for each option.

What affects the price

  • Repair method. A short reroute can cost less than breaking concrete; a repipe costs more but ends repeat leaks.
  • Location of the leak. Under cabinets, tile or hardwood adds flooring work.
  • Pipe condition. One pinhole in good pipe is a repair; several mean replacement.
  • Flooring repair. Concrete patching is ours; finished flooring is separate.

Most repairs are quoted as a fixed price before we start. Ranges are typical for San Jose and the South Bay and don't include current specials.

Slab Leaks in San Jose

Why slab leaks are so common in South Bay homes.

  • Mid-century slab homes

Many San Jose ranch homes from the 1950s to the 1970s were built on slabs with copper water lines run underneath.

  • Expansive clay soil

Clay soils across the valley floor swell and shrink with moisture, stressing pipes under the slab.

  • Hard water

Moderately hard water and high pressure contribute to pinhole leaks in copper over time.

  • Rerouting is common

Because single-story ranch homes have accessible attics, rerouting is often the simplest fix here.

  • Today we had a major underground hot water leak that affected 8 units. Daniel came out and used his experience to find and isolate the issue by installing ball valves on the manifold allowing us to have water. Very happy with the service. Way to go Daniel and way to go CPI!!!!!!

  • Danny was very knowledgeable and efficient. Upon arriving onsite, Danny was able to assess the issue and designed a plan of action that allowed for the water to be turned back on in less than 30 mins. His work and skills speak for themselves. I highly recommend him. Thanks Danny!

  • CPI was professional, fast, and seemed to know what they were doing. My building hired Consolidated to replace a leaking pipe. Abel took great care to protect my stuff, ensuring that the restoration process was seamless. They left no mess, which was great and you can’t count on these days, and I really just wanted this to get fixed asap and close the chapter on it. Pricing for the emergency service seemed fair and transparent.

Slab Leak Repair FAQs

What is a slab leak?

A slab leak is a leak in a water line that runs under or through a home's concrete foundation slab. Most are in copper hot water lines.

Is a slab leak an emergency?

Not always, but don't wait. Water under the slab can damage flooring, raise humidity and mold risk, and in severe cases affect the soil under the foundation. Shut off the water if the leak is large.

Is it better to repair or reroute?

If the pipe is in good condition and the leak is easy to reach, a spot repair works. If the line has leaked before or runs under finished floors, rerouting is often less disruptive and prevents a repeat.

Does homeowners insurance cover slab leaks?

Many policies cover water damage and the cost to access the leak but not the pipe repair itself. Check your policy; we provide documentation.

How long does slab leak repair take?

Detection usually takes a few hours. A spot repair or reroute is often done in a day; a repipe takes a few days.
