Trenchless Sewer Repair in San Jose, CA: Pipe Bursting and Lining
Renew a cracked, root-filled or deteriorated sewer line without trenching across your yard. Pipe bursting and cured-in-place lining work through small access pits, so lawns, trees, driveways and patios stay largely intact. After a camera inspection, a typical San Jose lateral costs about $6,000 to $15,000, and a spot repair $2,000 to $5,000.

Trenchless Sewer Methods We Use
We offer every major trenchless method, so we recommend the one that fits your pipe instead of the one we happen to own.
Pipe bursting (trenchless replacement)
A bursting head breaks the old pipe apart while pulling a new seamless HDPE pipe into its place. Best for badly damaged lines that still have a path.
Cured-in-place pipe (CIPP) lining
A resin-saturated liner is inverted into the cleaned pipe and cured into a new, jointless pipe inside the old one. Seals cracks and keeps roots out.
Epoxy brush coating
An epoxy coating brushed onto the inside of the pipe, suited to smaller diameters, bends and building drain lines that a liner can't easily reach.
Trenchless spot repair
A short sectional liner seals a single crack, offset joint or root entry point without lining the whole line.
Camera inspection and cleaning
Every trenchless job starts with a camera inspection and hydro jetting, and ends with a final camera pass.
Commercial and HOA lines
Longer runs under parking lots and buildings lined with minimal disruption to tenants, customers and traffic.
Is Trenchless Repair Right for Your Line?
Trenchless methods fit most residential sewer laterals. These are the situations where they save the most.
Get a free estimate- The line runs under hardscape or trees
Driveways, patios, walkways, mature trees and landscaping that would be expensive to tear out and restore.
- Roots at many joints
A liner or a new burst pipe has no joints for roots to enter, unlike old clay pipe.
- Cracks and corrosion along the line
Clay that's cracked in several places or cast iron that's corroding from the inside, but still holds its shape.
- Under a building or slab
Lining can renew drain lines under a house or commercial building without breaking up the floor.
- When it's not the right fit
A fully collapsed section, a severe sag that holds water, or a line that needs its grade corrected may need open excavation for that part.
- Not sure yet?
A camera inspection shows the pipe's condition, diameter changes and bends, which decide the method.
This page explains the trenchless methods. If you’re still deciding whether to repair, line or replace your sewer line, or need a traditional excavation, start with sewer line repair and replacement.
How Trenchless Sewer Repair Works
A traditional sewer replacement digs a trench from the house to the street. Trenchless methods replace or rebuild the pipe from the inside instead, working through an existing cleanout or one or two small access pits.
Pipe bursting. A cone-shaped bursting head is pulled through the old pipe by a cable, fracturing it outward into the surrounding soil while pulling a new high-density polyethylene (HDPE) pipe in behind it. The new pipe is the same size or larger, seamless and root-proof. It’s a true replacement, and it works even when the old pipe is badly cracked, as long as there’s still a path to pull through.
Cured-in-place pipe (CIPP) lining. After the line is cleaned, a flexible felt liner saturated with resin is inverted or pulled into the pipe, inflated against the walls, and cured with hot water, steam or UV light. The result is a hard, smooth pipe inside the old one, with no joints. Reinstated branch connections are reopened with a robotic cutter.
Epoxy brush coating and sectional liners. For smaller drain lines with bends, or a single defect, an epoxy coating or a short sectional liner repairs just what’s needed.
Trenchless vs. Traditional Repair
| Trenchless | Traditional | |
|---|---|---|
| Digging | One or two small pits, or none | A trench along the line |
| Typical time | Often one day | One to three days |
| Landscaping and hardscape | Mostly undisturbed | Removed and restored |
| Best for | Cracked, root-filled or corroded pipe that holds its shape | Collapsed pipe, severe sags, grade corrections |
| Result | Jointless new pipe or liner | New jointed PVC or ABS pipe |
Many jobs combine the two: a short excavation to fix a collapsed section or a sag, and a liner for the rest of the line. Our sewer line replacement page covers traditional methods in more detail.
Is Lining as Good as Replacement?
For a pipe that’s cracked, corroded or full of root entries but still in its original shape and slope, a properly installed liner restores the line’s strength and seals every joint, typically for decades. It slightly reduces the inside diameter, which rarely matters for a home’s lateral. Lining isn’t right for a pipe that has collapsed or sags enough to hold water, because a liner follows the shape of the pipe it’s in. That’s why we camera-inspect first and recommend lining only where it will last.

How Much Does Trenchless Sewer Repair Cost in San Jose?
Trenchless lateral work falls in the same ranges as our other sewer jobs: about $6,000 to $15,000 for a typical lateral and $2,000 to $5,000 for a spot repair. It often costs less overall once you count the concrete, landscaping and hardscape you don't have to replace.
| Service | Typical San Jose price (USD) |
|---|---|
| Sewer camera inspection | $300–$600 |
| Sewer spot repair | $2,000–$5,000 |
| Sewer lateral renewal (typical) | $6,000–$15,000 |
| Long, deep or street sewer work | $15,000–$20,000+ |
| Inspection feeWaived for service plan members | $59 |
What affects the price
- Method. Pipe bursting, a full-length liner and a short sectional liner are priced differently.
- Length and diameter. Longer runs and larger pipe use more liner or pipe.
- Pipe condition. Heavy roots or scale need more cleaning before lining.
- Access. Existing cleanouts reduce or remove the need for access pits.
- Permits and street work. Connections at the City main or in the street add permits and restoration.
Most repairs are quoted as a fixed price before we start. Ranges are typical for San Jose and the South Bay and don't include current specials.
Trenchless vs. traditional sewer repair →How a Trenchless Sewer Repair Works
Camera inspection
We inspect the line from the cleanout, measure its length and diameter, and record every defect.
Recommendation and price
We show you the footage and give you a written price for the method that fits, and for traditional repair if it's a close call.
Clean the pipe
Hydro jetting removes roots, grease and scale so a liner can bond, or the bursting head can pass.
Install
We line or burst the pipe through the cleanout or one or two small pits, then reconnect it.
Verify
A final camera pass confirms the new pipe is sound, and we give you the before-and-after footage.
Restore and inspect
We close the pits, restore the surface, and schedule any required inspection.
Trenchless Repair in San Jose
Trenchless methods suit San Jose's older neighborhoods especially well.
Mature street trees
Neighborhoods like Willow Glen, the Rose Garden and Naglee Park have large trees whose roots surround the sewer lateral. Lining avoids cutting those roots to dig a trench.
Clay laterals from the 1950s to the 1970s
Many South Bay laterals are vitrified clay with joints every few feet. A liner turns them into one continuous pipe.
Driveways and front yards
Laterals often run under driveways and front walks. Trenchless work through small pits saves most of the concrete.
Who owns the lateral
In San José, owners are responsible for the lateral from the house to the City main; with an approved wye cleanout at the property line, City crews repair the section from that cleanout to the main.

The CPI plumbers that performed the necessary work to clean/clear out my sewer line did an excellent job, were polite, on time, answered all my questions, cleaned up and were very professional. Even the customer service reps that I spoke on the phone with were very helpful, patient and polite. Overall, an outstanding company and would highly recommend.

CPI has again done a top-rate job of storm season preparation for our complex, video inspections and hydrojetting all the drain lines and sewer lines too. They work hard and efficiently. Especially appreciated their extra effort to finish up before the Thanksgiving holiday with all the friends and family gatherings— Luis took a moment as he was finishing up and gathering up his equipment to say all looked good with a sewer line that had been questionable and that we should be good now for all those big holiday get-togethers.

Quality work, fair price, very responsive. Our go to company in Bay Area.

Trenchless Sewer Repair FAQs
What is trenchless sewer repair?
Trenchless sewer repair renews a sewer line without digging a trench along its length. The two main methods are pipe bursting, which pulls a new pipe through the old one, and cured-in-place lining, which forms a new pipe inside the old one.
How long does a trenchless liner last?
Manufacturers commonly design CIPP liners for a service life of 50 years or more. HDPE pipe installed by pipe bursting is also very long-lasting and has no joints for roots to enter.
Is trenchless cheaper than digging?
Often, once restoration is included. A short, open run in dirt can be cheaper to dig; a line under a driveway, patio or mature trees is usually cheaper to line or burst. We price both when it's close.
Can every sewer line be repaired without digging?
Most can, but not all. A fully collapsed section, a severe sag or a line that needs its grade corrected may need excavation for that part. The camera inspection tells us before we quote.
How long does trenchless sewer repair take?
Most residential trenchless jobs are finished in one day, including cleaning and the final camera inspection.
Do you line commercial and HOA sewer lines?
Yes. We have lined long runs for commercial properties, including one job with 120 linear feet of cured-in-place lining, with traffic control and minimal disruption.
